About Keyfacts
Keyfacts is operated by Keyfacts AU (ABN 75 194 244 750), an Australian business. It puts the published figures and rules in front of renters and buyers in New South Wales and Queensland, dated and sourced, so they can check what they're told before they sign.
What it does
- A free rent increase check for NSW and Queensland: where a new rent sits against recent new leases of similar homes nearby, and how the dates on a notice compare with the published rules.
- Median rents and sale prices by postcode, suburb and council area, and rent changes by postcode.
- For an NSW address, the address check: what the NSW Government's planning and hazard maps show for the lot, and nearby development applications.
Some checks are free; a paid one shows its price before you pay (pricing).
Where the figures come from
Every figure is worked out from open data published by Australian governments, under licences that allow this use: among them NSW Fair Trading's rental bond lodgements, the Queensland Residential Tenancies Authority's median rents, the NSW Rent and Sales Report, and the NSW Government's map services. We don't use listing portals or scraped data. Each figure is shown with its period, its source and how many leases or sales it's based on.
Every dataset and its licence: data sources. How each figure is worked out, and its limits: method and accuracy.
How it's checked
- A figure based on too few leases or sales is left out rather than guessed.
- On 21 October 2026 we recomputed a sample of the figures shown on the site from the raw government files, and they matched.
- The rent increase rules are checked against the regulators' own published rules, and each rules guide shows the date it was last checked.
What it isn't
General information only: not financial, legal or tax advice. It doesn't decide whether a rent increase is excessive (only NCAT or QCAT can) or whether a property suits you. Check the details and get professional advice before you buy or sign a lease.
Keyfacts isn't affiliated with, or endorsed by, any government agency, tenancy regulator or tribunal.
